Here's the Honest Answer
If you've been watching the real estate market and wondering whether now is the right time to make a move, you're not alone. I hear this question almost every week — from neighbors thinking about downsizing, from clients who've outgrown their starter homes, and from families out of state who've been dreaming about a quieter, more connected life in Northern Colorado.
So here's my honest answer: it depends on your situation. But for most of the people I work with, the summer 2026 market is actually a pretty good moment to act — if you go in with the right expectations and a clear plan.
What the Market Actually Looks Like Right Now
Northern Colorado has settled into something that feels, frankly, healthier than what we saw during the frenzy years. Inventory has improved. Buyers have more homes to consider and more time to think. The frantic multiple-offer situations that defined 2021 and 2022 haven't disappeared entirely, but they're no longer the default.
Mortgage rates are holding in the mid 6% range. That's not the 3% world we once knew, but it's stable — and stability is actually what allows people to plan. When rates aren't swinging wildly week to week, buyers can budget with confidence and sellers can price with purpose.
What hasn't changed is this: well-priced, well-presented homes are still selling. The market rewards preparation. It just doesn't forgive overpricing the way it once did.
If You're Thinking About Moving Up
For move-up buyers — people who've built equity in their current home and are ready for more space, a better neighborhood fit, or a home that actually matches where life has taken them — this market has a quiet advantage.
Yes, you'll be giving up a lower rate when you sell. But you're also buying in an environment where you have negotiating room, time to be selective, and sellers who are realistic. The equity you've built over the last several years is real, and for many of my clients, it's more than enough to make the numbers work.
The key is having a clear-eyed conversation about both sides of the transaction before you do anything — which is exactly the kind of conversation I love having.
If You're Thinking About Downsizing
Downsizing in this market can be a genuinely smooth experience, especially if you've owned your home for several years. Your equity position is likely strong. And the good news for downsizers is that the single-family home segment — which is where most of my clients are moving from — has remained more resilient than the condo and townhome market.
That means you may be selling from a position of strength and buying into a segment where there's a bit more room to negotiate. Timing and pricing still matter, but the fundamentals are working in your favor more often than not right now.
If You're Relocating to Northern Colorado
For families moving here from out of state, summer 2026 is a genuinely good window. You have more inventory to choose from than relocating buyers did two or three years ago, which means you don't have to make rushed decisions on homes that aren't quite right.
What draws people to this area — the access to the mountains, the pace of life, the quality of schools, the sense of community — none of that has changed. Loveland, Fort Collins, Windsor, and Berthoud each have their own personality, and helping families find the right fit between those communities is one of my favorite parts of this work.
If you're planning a visit to explore the area, I'd love to be your local guide — not just for real estate, but for everything that makes Northern Colorado worth putting down roots in.
What I'm Seeing on the Ground
After 25 years of living here and years of working in this market, my honest read is this: the people who do well right now are the ones who come in prepared. They've had a real conversation with a lender. They understand what their current home is worth. They know what they're looking for and why.
This isn't a market that rewards waiting for perfect conditions. But it also isn't one that requires panic. It rewards clarity — on your goals, your timeline, and your numbers.
If you're thinking about making a move and you'd like a calm, honest conversation about what it could look like for you specifically, I'd love to connect.
