Real Example: $600,000 Purchase
Let’s say:
- Purchase price: $600,000
- Down payment: 20%
- Loan amount: $480,000
- Interest rate: 6.5%
With a 2-1 buydown (often paid by the seller):
- Year 1 (4.5%) → ~$2,430/month
- Year 2 (5.5%) → ~$2,725/month
- Year 3+ (6.5%) → ~$3,030/month
